How Do DSCR Loans in Florida Work?
A Florida DSCR loan allows a real estate investor to qualify primarily through the rental income of the investment property instead of using personal W-2 income, pay stubs, tax returns or a traditional debt-to-income calculation.
Ziffy Mortgage generally calculates DSCR as gross monthly qualifying rent divided by PITIA, where PITIA includes principal, interest, property taxes, insurance and applicable association dues. Eligible purchases may qualify for up to 85% LTV with a minimum credit score of 620. Standard DSCR loans generally work most cleanly at a ratio of 1.00 or higher, while eligible properties below 1.00 may be considered through a No-Ratio DSCR structure.
Florida is difficult to treat as one rental market. A Miami condo, an Orlando vacation rental, a Tampa single-family home and a Jacksonville duplex can produce very different financing numbers even when their purchase prices look similar.
Rent is only one side of the equation. Florida investors also need to account for insurance, property taxes, HOA or condominium dues and, depending on the property, association assessments. Each of those expenses can change PITIA and therefore change the property’s DSCR.
That makes a Florida DSCR loan less about asking whether a city has “good rents” and more about whether a specific property, at its actual acquisition price and carrying cost, supports the amount of debt the investor wants to place on it.

How DSCR Loans Work in Florida
Debt service coverage ratio measures how much qualifying rental income a property produces compared with its monthly housing obligation.
Suppose a Florida rental has $2,700 in qualifying monthly rent and PITIA of $2,250. Dividing $2,700 by $2,250 gives the property a DSCR of 1.20.
The formula itself is straightforward. The more important work is getting the inputs right. A higher insurance premium, a larger condo payment or a different property-tax estimate can push a borderline property below the ratio an investor initially expected. You can test different rent and payment assumptions using the Ziffy DSCR loan calculator.
Florida DSCR Loan Requirements
Ziffy Mortgage offers DSCR financing for eligible Florida investment properties using the property’s rental income as the primary basis for qualification.
| Requirement | Ziffy Mortgage DSCR Program |
|---|---|
| Qualification | Investment-property rental income |
| Standard DSCR | Generally 1.00 or higher |
| Below 1.00 DSCR | Eligible No-Ratio options available |
| Minimum credit score | 620 |
| Purchase LTV | Up to 85% on eligible scenarios |
| Rate-and-term refinance | Up to 80% LTV |
| Cash-out refinance | Up to 75% LTV |
| Minimum loan amount | $100,000 |
| Reserves | Starting at 2 months |
Maximum leverage is not available on every file. Credit profile, property type, DSCR, liquidity and the complete transaction structure affect final eligibility. For a broader look at qualification, read the DSCR loan guide.
Florida Rental Markets for DSCR Markets
Florida’s major rental markets do not produce the same rent benchmarks. HUD’s FY 2026 Fair Market Rents provide a useful standardized comparison of two-bedroom rents across metropolitan areas.
| Florida Market | FY 2026 HUD 2-Bedroom FMR |
|---|---|
| Miami-Miami Beach-Kendall | $2,436 |
| Fort Lauderdale | $2,333 |
| West Palm Beach-Boca Raton | $2,254 |
| Tampa-St. Petersburg-Clearwater | $1,977 |
| Orlando-Kissimmee-Sanford | $1,972 |
| Jacksonville | $1,658 |

How Much Can Rent Vary by ZIP Code in Miami?
A metro-wide average can hide substantial differences within the same Florida market. HUD’s FY 2026 Small Area Fair Market Rent data shows a two-bedroom benchmark of $3,650 in ZIP 33131, compared with $1,890 in ZIP 33136.
That is a $1,760 difference between the highest and lowest examples above. It does not mean one ZIP automatically produces a better investment. Purchase price, insurance, taxes, association costs and the rent supported for the actual property still determine whether the deal works from a DSCR perspective.

“A rent number by itself doesn’t tell me whether a Florida DSCR deal works. I want to know how that rent was supported, what the actual insurance premium looks like, what the taxes could become after the purchase and whether there are association dues sitting in the payment. A property can show strong rent and still have a tight DSCR if the expense side is underestimated. The best time to find that out is before the investor has structured the offer around a loan amount that the property’s cash flow cannot comfortably support.”

How Do Insurance, Property Taxes and HOA Dues Affect Florida DSCR?
Investors often begin with expected rent, but a Florida DSCR analysis is just as sensitive to the payment underneath it. Insurance, property taxes and association dues can all increase PITIA and reduce the resulting coverage ratio.
Insurance
Use a property-specific insurance estimate as early as possible. If an investor models a deal with an insurance figure that later proves too low, the resulting increase in PITIA can change both the DSCR and the loan structure.
Property taxes after purchase
Florida’s Department of Revenue states that when new real property is acquired, its assessed value is equal to its just, or market, value. For non-homestead property, subsequent assessed-value increases are generally limited to 10% per year. That means an investor should not automatically use the seller’s existing tax bill as the property’s future tax assumption. Florida Department of Revenue guidance explains the assessment rules.
HOA and condominium dues
A condo can command attractive rent and still produce a weaker coverage ratio when association dues are high. The useful comparison is therefore not rent versus rent. It is supportable rent versus the complete monthly obligation associated with each property.
Can You Use a DSCR Loan for a Florida Condo?
Eligible Florida condos can be financed with DSCR loans, but the unit’s rent is only part of the analysis.
Florida condominium law requires structural integrity reserve studies for applicable condominium buildings of three stories or higher. The study must generally be completed at least once every 10 years and addresses major building components covered by the statute.
From an investor’s perspective, reserve funding, monthly association dues and potential assessments can affect the carrying cost of the unit. Those expenses deserve attention before the financing structure is finalized.
Investors considering a Florida condo can review the current requirements in Section 718.112 of the 2026 Florida Statutes.
Can You Use a DSCR Loan for a Florida Short-Term Rental?
Eligible short-term rentals can qualify for DSCR financing. Loan eligibility, however, is separate from whether the investor is legally permitted to operate the property as a vacation rental.
Florida’s Department of Business and Professional Regulation states that an entire unit generally requires a vacation-rental license when it is rented more than three times in a calendar year for periods of less than 30 days or one calendar month, whichever is less, or when it is advertised or held out to the public as a place regularly rented to guests.
Investors should also confirm city or county requirements and any HOA or condominium restrictions affecting the address before underwriting the property around a short-term rental strategy. See the Florida DBPR vacation-rental licensing guide.
Can You Get A Florida DSCR With a DSCR Below 1.00?
Yes. A DSCR below 1.00 does not automatically remove an eligible Florida investment property from consideration. Ziffy Mortgage offers No-Ratio DSCR options for eligible scenarios that fall below the standard 1.00 coverage level.
Below 1.00, the rest of the loan structure becomes particularly important. Factors such as leverage, credit profile, liquidity and property type can influence which structure is available and how the loan is priced.
How Can You Improve DSCR on a Florida Rental Property?
When a Florida property lands close to the required coverage ratio, start by determining whether the problem is the income side of the equation or the monthly payment.
A larger down payment reduces the principal-and-interest portion of PITIA and can improve the coverage ratio.
Build the financing around rent that can actually be supported rather than the highest advertised rental projection.
Replacing a rough placeholder with a realistic insurance figure produces a more dependable PITIA estimate.
HOA dues, condo dues and known assessments should be considered before deciding how much leverage the property can comfortably support.

“The highest LTV is not automatically the best structure for every Florida investment property. If insurance, taxes or association dues leave the property sitting right on the edge of the required DSCR, adding equity can do more than improve the ratio. It can give the investor a larger operating cushion after closing. I would rather structure the debt around what the property can reasonably carry than maximize leverage simply because the program allows it.”

What Does Florida’s 2026 Housing Market Mean for DSCR Investors?
Florida Realtors reported a statewide median sale price of $415,000 for existing single-family homes in August 2026. The median price for condos and townhouses was just under $298,000.
Those figures describe the statewide housing market, not the cash flow of an individual investment. For a DSCR borrower, the relevant decision still comes back to acquisition price, qualifying rent, financing cost and PITIA at the property level. Florida Realtors also notes that conditions can vary considerably by property type and local market. See the August 2026 Florida housing-market report.
