Foundation has a front poor the entire length of the building along the West side, and a back poor the entire length on the East side.
On the South end, from W to E, the middle was down a couple inches so I pulled most of the floor up in unit 1 and over 50% of the floor in unit 2. Floors are still open.
That's the South half of the building. The North half is in better shape but will need some work too.
Work done so far;
Replaced all sinking footings with extra large footings.
Replaced all of the beams on the entire South half of the building.
Replaced some of the floor joist that were bad.
This kind of work needs to continue to at least unit 3, one more unit if not to the end of the building, unit 5.
Both porches need work. A lot of support work already done. Front needs a few more things. Short 4' railing in front of unit 6, some more anchor brackets at the base of the post. Then attention to the deck. A little more needed in the back. Mostly with lower supports, anchors and just tying the post into the beams with wood or metal brackets. (I've been using wood) Half of the lower rear porch is removed for bringing new beams under the building. Will need rebuilt.
Roof over front porch was done in 2022.
Roof on building is metal and in OK shape. No need to replace it until it's the last thing that needs to be done.
Roof over back porch and laundry room needs to be done soon.
Needs new gutters.
Building has concrete fiberboard siding over wood siding. Once foundation and leveling repairs are done, would be nice to take the concrete fiberboard off to lighten the building and either repair the wood or use it as sheeting and go over it with something lighter like vinyl. About 10% of the windows have been replaced. If you did the rest at this point, the building would be in excellent shape.
